Step by Step
Here’s what happens from the moment you reach out to the day you close, on your terms.
Step One
You reach out, we answer.
Call us directly or fill out the short form on our site. Either way, a real person from our team follows up, typically within 24 hours. We’ll ask a few simple questions to understand your situation and make sure we’re a good fit.
If we can help, we’ll set up a time to come see the property. If we can’t, we’ll tell you that too and do our best to point you in the right direction.
Step Two
We come to you.
A member of our team will schedule a visit at your convenience. We walk through the property, take photos, pull comparable sales from the MLS, and take the time to understand what matters most to you, whether that’s a fast close, flexibility on timing, or just having your questions answered.
The visit typically takes 30 minutes to an hour. There’s no pressure and no obligation. We won’t make a blind offer without seeing the home first, because a fair offer starts with actually knowing what we’re looking at.
Can’t meet in person? No problem. In some cases, we can work with photos and schedule a walkthrough at a later date. Just let us know your situation and we’ll figure it out.
Step Three
You receive a fair, honest offer.
When the time is right, we present our offer, and we walk you through exactly how we got to that number. We explain what goes into our evaluation so there are no mysteries and no games.
We bring a proof of funds letter to every appointment, so you know we’re serious. And when you accept, we put real earnest money into escrow, thousands of dollars, not a handshake. That money is yours to keep if we ever back out of the deal without cause. We don’t do that, but we want you to know we have skin in the game, because we do.
We never go back on our numbers without good reason. If something changes after the appointment, it’s because something about the property surfaced that neither of us knew at the time. We’re transparent about that from the start.
Step Four
Pick your closing date.
Whether you need to close in 7 days or 7 months, we work around your life, not ours. Once you’re under contract, our team handles the coordination. You’ll be introduced to our title company, who will reach out to gather basic information, verify ownership, and clear any title issues.
And we mean any. We’ve helped sellers navigate messy title situations, avoided lengthy probate court proceedings, and tracked down heirs across multiple states, and even other countries. If there’s a path to the closing table, we’ll find it.
From this point forward, you can sit back. Our team manages the process. We may come by once or twice to verify a few things, but we’re not here to disrupt your life.
Step Five
Close on your terms, and walk away saying “that’s really it?”
Closing day is whatever works best for you. Come into the title company at a scheduled time, or stay home and we’ll send a mobile notary to you, your call. Your funds are delivered however you prefer: wire transfer, cashier’s check, or if you want to make it memorable, we’ll see what we can do about one of those oversized checks. 😊
Most sellers walk out a little surprised at how smooth it was. That’s the goal.
How do you come up with your number?
This is the part most cash buyers won’t explain. We will, because a number you don’t understand is a number you can’t trust.
We come to the house and really assess condition
Not a drive-by, not a guess from a satellite photo. We walk it with you. Foundation, roof, systems, layout, what’s original and what’s been updated. Condition is the single biggest variable in any offer, and you can’t assess it from a spreadsheet.
Sometimes we tell you we’re not the right fit
If your house doesn’t need much work, the open market will usually pay you more than we can. We’d rather say that at your kitchen table than waste your afternoon. That happens more often than you’d expect, and it’s a completely fine outcome.
We pull the comps and show them to you
We go through what has actually sold nearby in the last six months, not asking prices, not Zestimates, real closed sales. We put them in front of you so you can see what your competition is and was. You should be able to check our math, so we hand you the math.
We work through the number together
We have to buy at a price that makes sense for us, this is a business and we won’t pretend otherwise. But the deal has to make sense for you too. If it doesn’t, we’ll tell you honestly and make sure you leave with enough information to make the right decision, whether that’s with us or with someone else.
Then we ask a different question: what do you actually need?
The price is only part of it. The rest is what makes this easy for you, and that’s a conversation, not a form.

We mean it when we say as-is: leaking roof, foundation issues, outdated everything, a house full of forty years of belongings. What’s inside has no bearing on whether we show up.
