About Rise Realty

Real estate agents list your home on the MLS and wait for a buyer to come along, a process that can take 6 to 12 months, and still requires the buyer to get financing approved. Throughout that time, you’re dealing with showings, open houses, negotiations, and no guarantee of a close.

We’re not agents. We don’t list homes. We buy homes. We use our own cash, which means no waiting on lenders, no financing falling through, and no commissions. We make you an offer, and if it works for you, we close on your timeline.

None. We don’t charge fees or commissions. There’s no small print and no surprises. The offer we make is what you get. We typically cover closing costs as well, we’ll be upfront about that when we make our offer.

Dallas-Fort Worth is our home and where we know the market best, from Richardson and Plano to Garland, Arlington, Fort Worth, and everywhere in between.

The one exception: mobile homes without land are unlikely fits for us. We need the land and structure together.

The Process

Zero. Reaching out is just a conversation. You’re not signing anything, not committing to anything, and not obligated to accept any offer we make. A lot of people call us just to understand their options, and that’s exactly what we’re here for.

We won’t hassle you. We won’t follow up ten times. It’s 100% your decision, and we’ll let you make it.

Typically within 24 hours, often much sooner. If you call during business hours, there’s a good chance someone picks up right now. If you submit a form or reach out after hours, we’ll be in touch the next business day.

We come to you, that’s always our preference. We want to see the home in person so we can make a fair offer based on what it actually is, not a guess. A blind offer is usually a low offer, and you deserve better than that.

If an in-person visit isn’t possible right away, we can work with photos to start the conversation and schedule a walkthrough when the timing works for you.

Not at all. Come as you are. Don’t move a thing, don’t clean a thing. We’ve seen every condition imaginable. The state of the home or what’s inside it has no bearing on whether we show up or make an offer.

The Offer

We’ll always be honest with you about this: we’re buying your home as a business investment, which means we need to purchase it at a price that makes sense for us after accounting for repairs, carrying costs, and resale.

That said, what we offer in return is real value, certainty, speed, zero fees, and zero hassle. No repairs, no showings, no waiting, no deals falling through at the last minute. For many sellers, that’s worth more than chasing the highest possible number on paper.

We don’t go back on our numbers. If something changes after we’re under contract, it’s because something about the property came to light that neither of us knew at the appointment, and we’ll always explain exactly what and why.

To back this up: we put real earnest money into escrow when we go under contract. Not a handshake, actual dollars. If we ever back out of a deal without cause, that money is yours to keep. We don’t back out, but we want you to know the commitment is real.

We bring a proof of funds letter to every appointment. You don’t have to take our word for it. We only make offers when we’re fully confident we can close, and we’ve been doing this since 2019 with 500+ completed transactions to show for it.

Please don’t. This is an as-is sale, meaning we buy the home in its current condition, whatever that is. Leaking roof, foundation issues, outdated kitchens, fire or water damage, none of it disqualifies your home. In fact, spending money on repairs before calling us is almost always money you don’t need to spend.

Once we agree on a number, put down the paintbrush. If the faucet is leaking, let it. That’s our problem now.

It gets paid off at closing, directly out of the sale proceeds. The title company requests a payoff statement from your lender, wires them what’s owed, and you receive whatever is left. You don’t need to pay it off in advance or come up with money beforehand.

If there’s a second mortgage or a home equity line, those are handled the same way.

Often less than people expect, but this genuinely depends on your situation. Texas has no state income tax. At the federal level, there are capital gains exclusions that may apply to a primary residence, and inherited property typically receives a stepped-up basis to its value at the date of death.

We are not tax professionals and won’t pretend to be. Please confirm your specific situation with a CPA before you make a decision based on tax assumptions.

Tell us early, it changes the conversation but doesn’t automatically end it. Sometimes a short sale is workable with lender approval. Sometimes there’s a structure that helps. And sometimes the honest answer is that we can’t help, in which case we’ll say so and point you toward a HUD-approved housing counselor, which is a free resource.

Very common, and usually solvable. Property tax liens, contractor liens, judgments, and HOA liens typically get paid out of the proceeds at closing rather than requiring money from you up front.

The title company identifies everything during the title search. We’ve worked through some genuinely tangled situations, don’t assume a lien means you can’t sell.

This is the most common complication with inherited property, and it’s rarely really about money. Generally, everyone with an ownership interest needs to agree to a sale.

What helps most is everyone seeing the same information at the same time. We’re glad to get siblings on speakerphone during a walkthrough or send the comps to everyone, so nobody feels decisions are being made without them. More on inherited property →

Worse than you’re probably imagining. This is the question people are most embarrassed to ask, and it’s the one where we most often hear relief in someone’s voice.

We have bought houses with:

Missing sections of roof, with water coming in. Fire damage. Rooms so full you cannot walk through them. Hoarding situations. Foundations that have moved several inches. Active plumbing leaks and mold. No working HVAC. Floors that needed replacing throughout. Animal damage. Houses that had sat vacant and open for years.

None of that disqualified them, and none of it required you to clean, fix, or explain anything.

If you are hesitating to call because you think your house is too far gone, or because you would be embarrassed to have someone walk through it, please call anyway. We are not going to react. We have genuinely seen it before, and the condition is our problem to price, not yours to solve.

The only honest caveat: if your house is in good shape, we will likely tell you the open market would pay you more than we can. That’s the situation where we’re usually not the right fit.

Closing & Title

As fast as 7 days, or as slow as 7 months. We work around your life, not ours. Whatever timeline makes sense for you, we’ll make it work.

Your choice. You can come into the title company at a scheduled time, or we can send a mobile notary directly to you, wherever is most convenient. Your funds are delivered however you prefer: wire transfer or cashier’s check.

Most sellers walk out a little surprised at how smooth it was. That’s the goal.

We work with title companies that have seen it all. We’ve helped sellers navigate liens, avoid lengthy and expensive probate court proceedings, and even track down multiple heirs spread across different states, and in some cases, different countries.

If there’s a path to the closing table, we’ll find it. Don’t assume a complicated title situation means you can’t sell, call us and let’s talk it through.

Very little. Our team coordinates with title and manages the process. You’ll get a call from our title company to verify basic ownership information, that’s typically the extent of what you’ll need to handle. We do the rest.

Property & Condition

Yes, and we mean it. Foundation problems, roof damage, fire or water damage, outdated electrical, pest issues, major structural concerns. We’ve bought homes in every condition you can imagine. Whatever the house looks like, give us a call.

Take everything, leave everything, or anything in between, completely up to you. There are no rules here.

If most of what’s inside is junk and you were going to spend thousands on a dumpster, make it our problem instead. If you want to run an estate sale before closing and sell the belongings yourself, we’ll work around your timeline. If you want to leave the house exactly as it is and walk away, that’s fine too. This is your sale, we follow your lead.

No hard limits. We’ll look at any property as long as we can buy it at a price that allows us to create value afterward, whether through rental income, a flip, or another strategy. That’s just how the business works, and we’re always upfront about it.

If you’re not sure whether your property fits, just call. The worst we can say is we’re not the right fit, and if that’s the case, we’ll do our best to point you in the right direction.
