The real cost of an unsold house
People underestimate this one. If you've moved and the house hasn't sold, you're paying:
- Mortgage, taxes, and insurance on a house you don't live in
- Utilities, because an empty house still needs climate control, especially through a Texas summer
- Lawn care and upkeep, because a neglected yard tells buyers the house is neglected
- Someone to check on it, or a service to do it
- Higher insurance rates, since many policies treat vacant homes differently
On a typical DFW home that's often $2,000 to $3,000 a month. Three months of carrying an empty house from another state costs more than most people's negotiating margin.
The timing math: DFW homes have been averaging roughly 48 to 60 days to get under contract in 2026, plus another 30 to 45 days to close with a financed buyer. Realistically that's three to four months from listing to funds, and that's if nothing falls through.
Selling from out of state
Entirely doable, and we do it regularly. You don't need to fly back.

- Closing can be done remotely with a mobile notary wherever you are

Several sellers have closed with us without ever setting foot back in Texas.
Military moves
PCS orders don't come with flexible timelines, and we've worked with families at Naval Air Station Fort Worth JRB and personnel relocating in and out of the region. If you're on orders, tell us the report date and we'll work backward from it.
Also worth knowing: the Servicemembers Civil Relief Act provides certain protections regarding mortgages and leases. Talk to your installation's legal assistance office, that service is free.
You choose the date, not us
This is the part that matters most on a relocation. Need to close in 7 days because you're on the road next week? We can do that. Need to close in 7 months because the new job doesn't start until then and you want to stay put? That works too.
We've also closed and then let sellers stay in the home for a short period afterward while they finished a move. If you need something like that, ask, the worst we can say is that we can't.
